About this service
NACM has partnered with Handle to prepare and mail preliminary notices and monthly notices for NACM members. Your relationship, your account, and your billing stay with your NACM affiliate. Handle is the platform behind the work: we research the owner and general contractor, prepare the document each state requires, mail it certified, and give you a portal to see every document and its tracking. Handle prepares notices in all 50 states for construction material suppliers and contractors.

| Texas monthly notices only (Property Code 53.056: notice to the owner and original contractor by the 15th of the second month on residential projects, the third month on non-residential) | ||
| 2ND_MONTH_BALANCE | Texas | Unpaid balance for labor or materials furnished two months before the month you send. Sending in September: enter the July balances. Texas requires the second-month notice on residential projects (and for lower-tier claimants on contracts signed before 2022), due the 15th. |
| 3RD_MONTH_BALANCE | Texas | Unpaid balance for labor or materials furnished three months before the month you send. Sending in September: enter the June balances. Texas requires the third-month notice on non-residential projects, due the 15th. This is the last chance to protect that month. |

Questions
- How will I see tracking information?
- Handle will email the users you listed access to the Handle Portal, where you can see all your projects, mail tracking, PDFs of every document, and more.
- Can I pull a notice on the 14th or 15th?
- This applies to Texas monthly notices. In Handle that is normally an option. Because we are onboarding new customers against a deadline, it will not be available this month.
- What will I be charged?
- NACM will bill you the same way it normally does.
- How will notices be mailed?
- For Texas: Certified Mail with Return Receipt.
- I just want Handle to mail the documents. I do not need research.
- Set the SEND_AS_IS column to YES for those jobs.
- Do I send a new spreadsheet every month?
- For Texas monthly notices, yes: each month, send the jobs that still have unpaid balances, with the balances updated. You do not need to resend jobs that are paid in full. For other states, send new jobs as they start; a preliminary notice is sent once per job.
- I do not know the owner or the GC on a job.
- Leave those columns blank. Handle researches the parties for you. Only fill them in when you are confident they are correct, because we will use what you provide without verifying it.
- Will my customer know a notice went out?
- Notices are routine in construction and go to the parties the statute requires, which usually includes your customer. They protect your right to payment; they are not a lien and do not accuse anyone of non-payment.
- Which states does this cover?
- Handle prepares notices in every state. Texas monthly notices are the immediate priority, which is why the Texas columns are called out in the template.
- Something in the spreadsheet does not fit my situation.
- Email support@handle.com with the job and we will sort it out with you. Support responds within one business day, and same day during the days leading up to the 15th.
